WHAT INFORMATION IS INCLUDED WITH YOUR PLANS?

 

Architectural plans are the product of countless hours of conversation, interpretation, drawing and design. A family with specific real-life needs works with the architect, who then translates those needs into a beautiful and functional home design. A design is created from scratch to fulfill that family's requirements as well as their dreams. However, people’s dreams are often larger than their bank accounts, so an important part of the architectural design process involves highly efficient use of space and resources, to help clients stay within their budgets.

 

We do not sell stockplans! Our definition of a stock plan is quite simple: it is house plan that was created without the participation of a client. As the name implies, these are plans that were created as inventory, to be sold via plan websites and magazines. They are often generic in both appearance and design, and the slightest variation is considered to be another new plan. How else could websites offer 10,000 to 25,000 supposedly "unique" designs? 

 

Our plans are not only better in terms of the time, thought, and professional training brought to the process – they also contain much more information! Architects normally charge anywhere from 6 percent of the total cost to build we charge way less and we have a very low fixed fee per sqm of total plinth are designed.

 

Our architectural fee includes the following:

• Fully detailed and dimensioned floor plans 

• 3D pictures of what the house will look like

• Whole house cross-section(s)

• Detailed elevations of all four sides of the house

• Typical wall sections and details

• Framing details for each level

• Roof framing details

• Schematic electrical drawings for each level

• Individual construction and foundation detail drawings

• General construction notes and specifications

  • Window and door schedules

  • Interior elevations

  • Stair and fireplace details
